A Community of Small, Oceanfront Keiser/Excel Built Prefab Cottages in Cape Cod

Developers are working on a new Cape Cod, Massachusetts, community that consists of 63 small cottages that are being built with sustainable features and modular technology.

“Set among the sand dunes of Old Wharf Road in Dennis Port, Massachusetts, these one-, two- and three-bedroom homes combine classic architecture, hurricane code coastal construction, smart design, energy-efficient systems and the community fabric that has defined ‘cottage living’ on Cape Cod for generations,” the developer, CapeBuilt Development, said.

Heritage Sands is Cape Cod’s first new oceanfront cottage community in more than 50 years, the company says. Located on almost eight acres overlooking Nantucket Sound, the 63 oceanfront cottages range in size from 900 sq. ft. to 1,350 sq. ft. and are available in 10 different models with one, two or three bedrooms. The units are clustered around common greens to create the same type of “pocket neighborhoods” that were created in Cape Cod’s original cottage colonies in the 1930s.

Designed by Union Studio Architects in Providence, Rhode Island, the homes are being built with modular construction by Excel/Keiser Homes in Oxford, Maine.

They feature compact efficient floor plans and classic cottage architectural details. The houses feature state-of-the-art kitchens, roomy living spaces, lofts, fireplaces, vaulted ceilings and spacious covered front porches.

Priced from $365,000 to $671,000, each unit features hurricane-rated windows, locally sourced materials to reduce carbon footprint, cedar shingle siding, recycled-content composite decks, wood laminate flooring and native, coastal plants and grasses that reduce the need for irrigation, fertilizer and pesticides.

Crushed shell paths wind toward the 600-ft. private beach dotted by fishing jetties and feature a private neighborhood launch for kayaks and Sunfish. It also offers a gated private pool for residents, covered veranda and clubhouse for homeowners’ guests.

Phase 1 of the development will be built out by fall 2014, and Phase 2 will be completed by fall 2015.
