I don’t feature enough homes built in the Midwest and for that I apologize. Some of the most beautiful modular homes are built there. That is why I am pleased to showcase this home from Advanced Systems Homes in Kansas.
In the middle of Kansas, the traditional method of building homes is to do it the “stick built” way. You find a floor plan you like, you find a general contractor (or try to do it yourself) and then you start building it the “naked” way, piece by piece, open to the elements and vulnerable to the next coming storm.
A few builders will give you a low square footage “base” estimate to lure you into signing the contract, and then make up the bid difference by charging a lot more for upgrades and customer changes. Or they may not include something that is assumed to be “standard” in new home construction, hence the term “I thought that was included”. It may not be a deliberate attempt to mislead. The contractor may be innocently making estimating errors.

That is why when Kelly and John Heine of Garnett, KS were ready to build their new home they chose Advanced Systems Homes, just like Kelly’s parents did 15 years previously.
This 3,000 sq ft modular ranch style home with 4 bedrooms and 3 full baths sets on a finished basement.
